Thailand Privilege Visa and LTR: Long-Stay Residency Guide (2026)
The Thailand Privilege visa (formerly the Thailand Elite visa) is not a classic investment programme: you pay a one-off, non-refundable membership fee to Thailand Privilege Card Co., Ltd. (TPC), a subsidiary of the Tourism Authority of Thailand, and receive a 5- to 20-year multiple-entry Privilege Entry (PE) visa. Official list prices run from THB 650,000 (about US$19,300) for the 5-year Bronze card to THB 5,000,000 (about US$148,400) for the invitation-only 20-year Reserve card[1]. Bronze was reported to close on 30 September 2026, but authorised agents say it has been extended to 31 December 2026; TPC has not confirmed this[7].
For investment-linked residence, the Board of Investment's Long-Term Resident (LTR) visa gives "Wealthy Global Citizens" 10 years (5 + 5) for US$500,000 invested in Thailand plus US$1 million in total assets, with a foreign-income tax exemption the Privilege card lacks[13]. How the Thailand Privilege visa works
Thailand has no statute titled "golden visa". In practice the term covers two government-backed products:
- Thailand Privilege Card (formerly Thailand Elite), run by TPC, a state enterprise under the Tourism Authority of Thailand and the Ministry of Tourism and Sports. You buy a membership and TPC sponsors a PE visa for its term, with concierge, airport fast-track and lounge services[1][2]. Nothing is invested and nothing is returned.
- Long-Term Resident (LTR) visa, created by cabinet resolution in 2021 and run by the Board of Investment (BOI) with Immigration and the Department of Consular Affairs. It is the only Thai visa with a tax exemption on foreign income[13].
The Privilege programme was restructured in October 2023 into today's Gold, Platinum, Diamond and Reserve ladder; Bronze was added in Q4 2024 as a limited-time entry tier[8]. Pre-October 2023 memberships continue on their original terms[1][8]. The PE visa needs no income, age or bank-balance test, but it gives no right to work, does not count towards permanent residence, and does not by itself make you tax-resident[12][19].

Thailand residency by investment: the realistic options
Strictly, Thailand residency by investment exists only through the LTR Wealthy Global Citizen and Wealthy Pensioner categories, the BOI SMART visa for technology investors, and an Immigration extension tied to property. The Privilege card is a paid membership. The table lists every route an investor with US$20,000 to US$2 million would consider.

What each Privilege card buys
All five cards carry the same PE visa; they differ in length, lifestyle points and family options[1]. Bronze carries no annual privilege points[2]; agents describe it as including airport fast-track and concierge on a lighter allowance than Gold[10]. Gold and above earn 20 to 120 points a year for transfers, spa, golf, hotel nights and the 90-day report service[3]. Per year of validity, Bronze is cheapest at THB 130,000, followed by Platinum at THB 150,000 (paid 10 years up front), Diamond at about THB 166,700, Gold at THB 180,000 and Reserve at THB 250,000.
The LTR visa for wealthy investors and retirees
Two of the BOI's four LTR categories suit investors[13]:
- Wealthy Global Citizen. At least US$1 million in global or Thai assets in your own name, of which at least US$500,000 is invested in Thailand: Thai government bonds, direct investment in a Thai company, or Thai property. The investment must be in place before you apply. The visa runs 10 years (5 + 5), the fee is THB 50,000 per person when collected in Thailand, and up to 4 dependants can be included.
- Wealthy Pensioner. Aged 50+ with US$80,000 a year of pension or passive income, or US$40,000–80,000 plus a US$250,000 Thai investment.
Applicants also need US$50,000 health cover, Thai social security, or US$100,000 held in a bank for 12 months. Every condition, including the investment, must be kept for the life of the visa[13].
Income-based alternatives
Thailand passive income visa options
No visa is formally called a "passive income visa", but three routes rest on income or savings:
- LTR Wealthy Pensioner: US$80,000 a year of passive income, 10 years, foreign-income tax exemption[13].
- Retirement visas (Non-O, O-A, O-X): age 50+, THB 800,000 in a Thai bank or THB 65,000 a month of income for Non-O and O-A (O-A also needs health insurance); the 5 + 5-year O-X needs THB 3,000,000 on deposit (or THB 1,800,000 plus THB 1,200,000 a year of income) and Thai-issued health insurance. Extensions cost THB 1,900[26].
- Destination Thailand Visa (DTV): 5-year multiple-entry visa for remote workers, THB 10,000 fee and THB 500,000 in savings, 180 days per entry[25].
These cost far less than any Privilege card but bring annual financial tests the card avoids.
Business and company routes
Thailand business investor visa routes
A Privilege card does not allow you to run a business. The options are:
- SMART visa "I": THB 20 million (about US$594,000) in a technology business in a targeted industry, or THB 5 million in an endorsed startup; up to 4 years, no separate work permit[14].
- LTR Wealthy Global Citizen: investment in a Thai company counts towards the US$500,000, and a digital work permit costs THB 3,000 a year[13].
- Non-Immigrant B with a work permit: the standard route for a director of your own Thai company, with annual renewals; the Foreign Business Act restricts foreign shareholding in many sectors.
Since October 2025, Immigration Orders 237/2568 and 238/2568 also allow one-year extensions for owners of a freehold condominium worth at least THB 3 million (about US$89,000), certified through a licensed long-stay operator; without the certificate the older THB 10 million threshold applies[21][22].
Eligibility and documents

For the Privilege card the test is character, not wealth[12][11]: any nationality with a valid passport; no overstay or immigration violations in Thailand; no criminal convictions or bankruptcy; and clearance by a background check with Thai Immigration. TPC can refuse without reasons. There is no age, income or bank-balance requirement. Applications require an upfront THB 50,000 payment, credited against the fee if approved and refunded (minus a processing charge) only if Immigration rejects the applicant[4]. TPC also posted an "Exemption of 50,000 Baht Membership Application Fee" promotion in September 2024; whether any waiver applies today is unconfirmed, so ask TPC when applying.
For the LTR visa you upload proof of assets, investment, income and insurance to the BOI portal; the investment must be in your own name and already made[13].

What a realistic budget looks like
The Privilege card is a consumption cost: Gold works out at THB 180,000 (about US$5,350) a year, but buys freedom from renewal-time financial tests. The LTR is a capital commitment: the US$500,000 stays yours but must stay in Thailand. Foreigners can generally own condominium units but not land, and foreign ownership in a building is capped at 49% of floor area, with purchase money brought in from abroad[28]. On a purchase, budget the 2% transfer fee (often split) and the seller's 3.3% specific business tax or 0.5% stamp duty[27].
Family members and what they cost
Privilege card. Bronze and Gold are individual cards, so a spouse needs a separate card. Platinum, Diamond and Reserve allow added members: a legal spouse, child or parent of the main member, or a civil-union partner. Regular add-on prices are reported at THB 1,000,000 (Platinum), THB 1,500,000 (Diamond) and THB 2,000,000 (Reserve) per person[12]. TPC's "Next Member" promotion cuts this to THB 750,000 per supplementary card; TPC's own promotion banner still reads "now until September 30, 2026"[5]. Agents report it was extended to 31 December 2026, which TPC has not confirmed[7]. The promotion price was THB 500,000 until 31 March 2026[30].
LTR visa. A Wealthy Global Citizen can include up to 4 dependants: a legal spouse (same-sex marriages recognised) and children under 20. Each needs US$50,000 health cover, Thai social security or US$25,000 in a bank for 12 months, and pays the THB 50,000 visa fee[13].

Living on a PE visa: stay, reporting and work
Each entry on a PE visa allows a stay of up to one year, extendable at the local immigration office within the visa's validity for THB 1,900; members attend in person and may apply up to 30 days early[3][12]. The 90-day address report still applies: TPC files it for Bangkok residents and through partners in Chonburi, Chiang Mai and Phuket, and late reports draw a THB 2,000 fine[3]. The card carries no right to work; TPC says members can work only under a separate arrangement requiring a US$1 million investment[6]. The LTR, by contrast, includes a digital work permit and exempts employers from the usual ratio of four Thai staff per foreigner[13].
Tax: what each visa does and does not change
Thailand taxes residents present 180 days or more in a calendar year. Since 1 January 2024, Departmental Instruction Por. 161/2566 taxes foreign income in the year it is brought into Thailand; income earned before 2024 is exempt[15][17]. Rates run from 0% to 35%[16].
- Privilege card: no tax concession; a resident member is taxed on remitted foreign income[12].
- LTR visa: overseas income is exempt for Wealthy Global Citizens, Wealthy Pensioners and Work-from-Thailand Professionals[13][6].
A relief exempting income remitted in the year earned or the next year was still unpublished in the Royal Gazette on 27 September 2026[17], having been proposed by the Revenue Department[16]. Thailand has no wealth tax.
Permanent residency and naturalisation
Thailand golden visa path to citizenship
Neither the Privilege card nor the LTR leads directly to a Thai passport, and Thailand has no citizenship by investment. The legal sequence is:
- Permanent residence after three consecutive years of one-year extensions on a non-immigrant visa, via an annual quota (100 per nationality). The investment category needs THB 10 million (about US$297,000) brought in from abroad; Thai language is tested. Fees are THB 7,600 to apply and THB 191,400 on approval[19][20].
- Naturalisation under section 10 of the Nationality Act: five years' domicile, a regular occupation, good behaviour and Thai language[18].

Recent changes and what to watch
- October 2023: Thailand Elite rebranded as Thailand Privilege[1].
- 1 January 2024: remittance tax rule in force[15]. Around the same period TPC introduced the THB 50,000 upfront application payment (TPC's notice is undated)[4].
- Q4 2024: Bronze introduced as a limited-time entry tier[8].
- August 2025: TPC said Bronze would close on 31 December 2025[11].
- 1 October 2025: THB 3 million property-based extension in force[22][21].
- December 2025: Bronze and the then THB 500,000 Next Member promotion extended to 31 March 2026[30].
- March 2026: Bronze extended to 30 September 2026[8]; the Next Member promotion continued at THB 750,000 until 30 September 2026[5].
- 15 September 2026: visa-exempt stays cut to 30 days (gazetted 31 August 2026)[29][24][23].
- 1 October 2026: agents report Bronze and the Next Member promotion extended to 31 December 2026; TPC has not confirmed this[7][9]. Agent pages saying Bronze closed on 30 September 2026 are out of date[10].
Watch whether Bronze finally closes after 31 December 2026 (making Gold at THB 900,000 the entry price) and whether the remittance relief is gazetted.
Who it suits and who should look elsewhere
The Privilege card suits people under 50 or without a qualifying pension, location-independent residents who want no annual financial checks, and families who can share one Platinum or Diamond card. The LTR suits wealthier investors who will move to Thailand, earn foreign income or need to work locally. Look elsewhere if you want a recoverable investment, a route to permanent residence or a passport, or EU mobility.

Is there a Thailand golden visa?
Not under that name. The term covers the Thailand Privilege card, a paid 5- to 20-year membership visa from THB 650,000, and the Long-Term Resident (LTR) visa, which gives Wealthy Global Citizens 10 years for US$500,000 invested in Thailand plus US$1 million in total assets[1][13]. The Privilege card needs no investment and has no tax benefit; the LTR requires capital but exempts foreign income and allows work. Neither leads directly to permanent residence.
Is the Thailand Privilege Bronze card still available?
Probably, but it is unconfirmed. Bronze (THB 650,000, 5 years) was reported to be withdrawn on 30 September 2026. Authorised agents now report, in posts dated 1 October 2026, that it and the Next Member promotion were extended to 31 December 2026[7][9]. TPC has not confirmed the extension, though its site still lists Bronze with no closing date[2]. Confirm with TPC before paying. Once Bronze closes, Gold at THB 900,000 becomes the entry tier.
How much is the Thailand golden visa cost for a family?
Bronze and Gold cover one person, so a couple pays twice. Platinum (THB 1,500,000, 10 years) lets you add a spouse, children or parents at THB 750,000 each on the current promotion, reportedly extended to 31 December 2026 but unconfirmed by TPC; the regular price is reported at THB 1,000,000[7][12]. A couple with two children pays about THB 3.75 million (US$111,300) on the promotion. On the LTR, up to 4 dependants each pay THB 50,000[13].
Can I work in Thailand on a Privilege visa?
No. The PE visa has no work rights. TPC's own comparison says members can work only through a separate arrangement requiring a US$1 million investment in Thailand[6]. If you need to work or run a Thai company, the LTR visa, which comes with a digital work permit, or the SMART visa for technology investors fits better[13][14].
What are the Thailand residency by investment requirements under the LTR?
A Wealthy Global Citizen needs at least US$1 million in total assets and US$500,000 already invested in Thai government bonds, a Thai company or Thai property, in their own name. Applicants also need US$50,000 health insurance, Thai social security or US$100,000 in a bank for 12 months. The visa lasts 10 years (5 + 5), costs THB 50,000 per person and covers up to 4 dependants. The investment must be kept for the life of the visa[13].
Does the Thailand Privilege visa make me a tax resident?
Not by itself. Tax residence depends on spending 180 days or more in Thailand in a calendar year. If you do, foreign income you bring in is taxable in the year of remittance, except income earned before 2024[15][17]. The Privilege card gives no exemption. LTR Wealthy Global Citizens and Wealthy Pensioners are exempt on overseas income[13].
Can a Thailand Privilege member get permanent residency?
Not on the strength of the card. Permanent residence needs three consecutive years of one-year extensions on a non-immigrant visa, an annual quota application, Thai language and, for investors, THB 10 million brought in from abroad[19][20]. PE visa years do not count. Naturalisation needs a further five years' domicile[18].
How long does the Thailand Privilege application take?
Agents quote about one to three months, mainly for the Immigration background check[12]. TPC has posted a notice about background-check delays, so allow extra time near deadlines. After approval you pay within 30 days of the invoice[4]. The LTR can be faster once the investment is in place: the BOI targets 20 working days for endorsement[13].
